First let me say that if you are selling and buying in the same market, value wise it is the same side of the market. The market that influences your home sale price also influences your new or next purchase price.

Remember that cash is King. Selling a home typically generates a return on your home investment through the equity earned over time. If you are bringing cash to your next purchase, you are quite possibly not influenced by interest rates. And you might find that your bargaining position is surprisingly better than a buyer who is dependent upon a loan and who’s buying power is subject to fluctuating interest rates.

That being said, the first questions I would ask:

Please tell me your goals for the sale?

What is your financial position in your home?

Is there a time frame you would like to be moved by?

I would like that you would show me your home, the yard and grounds outside.

It would be nice to get to know what your needs are and what you expect from me and the work I’ll perform for you.

Some folks are very well versed at selling their homes and some folks have not had this experience.

Truly my work happens behind the scenes.
I will ask that you help me understand your home and the features that have made it the home you have enjoyed.

I will be diligent to perform this market assessment and include it into your market analysis.
